What is Sudbrix?
Sudbrix is a Sudbury based property management company built by landlords, for landlords.
Since 2021, our team of property managers have been managing rental properties across Greater Sudbury. We’re offering hands-on experience and practical approach to rental owners in Sudbury. Operating under the umbrella of Conceptell Inc. (est. 2012), Sudbrix is our reimagined venture designed to deliver what property owners truly need — no fluff, no inflated costs.
Unlike other property management companies, we don’t believe in a one-size-fits-all model or pricey extras you didn’t ask for. We’re small but efficient, affordable yet effective, and we proudly serve property owners of all sizes — from first-time landlords to seasoned investors.

How are we different?

- Flat Management fee: We charge an unfluctuating flat fee per door. Your rents might go up, but our fee doesn’t.
- Lower Management fees: Feel free to compare. You’ll find us 15-40% cheaper than others. But Lower fees don’t mean subpar service – we just charge you for what you really need.
- Full Transparency: We’ll always be transparent about what services you need and what we will charge you. We’ll inform you about all your options – cheaper or pricier – and let you make a choice. We do all the work needed after due pre-approvals
- Routine Inspections and Maintenance Log Keeping:
We monitor your property like our own. We do routine monthly inspections and quarterly safety checks on your property and constantly keep you informed about any potential issues through monthly reports. - Affordable Tenant Placement: We help you place a tenant in your property at a much lower cost than others. No, we don’t cut any corners! We find the best tenants for the highest possible rent, and we follow a rigorous process to vet the potential tenants.

Same old – same old!
- Percentage-based Fee: Your fee varies based on the rent amount, making it difficult to provide an accurate estimate.
- Higher fees: Our Competitors will charge you 10-15% of your hard-earned rent, which we think is excessive for what they offer!
- Hidden costs: You’ll find that the others out there constantly try to squeeze you by overcharging you for unnecessary maintenance and repairs. Their prices are padded by up to 30% of the real costs. You don’t want to pay for something you don’t need.
- Routine Inspections- forget about it! Once the tenant is in, no one is regularly looking after your property, until of course, something goes terribly wrong. All you’ll hear about is what broke and how much it’ll cost you. No timely information, reports, logs to help you prevent a bad situation in the first place.
- Pricy Tenant Placement: Be ready to part with a month’s rent (or more) for tenant placement. The placement process is patchy and not at all transparent. Many a time, you end up with tenants who are nothing but trouble. You don’t want that!
